• A 50% non-refundable deposit is required to reserve your requested date and time. Your reservation is not confirmed until the deposit has been received.
• The remaining balance is due before or at the start of your reservation on the day of the event.
• Once the reservation date, time, guest count, and total booking amount have been agreed upon and your booking is confirmed, no refunds, credits, discounts, or price adjustments will be made for any reason, including but not limited to a reduction in the number of guests, shortened event duration, early departure, unused time, or a decision not to use all or part of the reservation.
• Your reservation is strictly limited to the number of guests included in your reservation. Additional guests are not permitted unless approved in advance and paid for accordingly.
• The individual making the reservation is responsible for all guests during the event and agrees to ensure that all guests comply with all Cypress River Oasis rules and policies.

Cypress River Oasis reserves your requested date and time exclusively for your event once your deposit has been received. Because this prevents us from accepting another reservation for that date and time, the following cancellation policy applies:

• More than 72 hours before the scheduled reservation: Cypress River Oasis will retain 20% of the total booking amount as a reservation fee. Any amount paid beyond that will be refunded.
• Within 72 hours of the scheduled reservation: Cypress River Oasis will retain 50% of the total booking amount.
• Within 24 hours of the scheduled reservation or on the day of the event: No refund will be issued. As a courtesy, Cypress River Oasis may offer a one-time reschedule, subject to availability.
• No-shows are non-refundable.
• No refunds, credits, or price adjustments will be issued for late arrivals, early departures, fewer guests than booked, unused reservation time, or any unused portion of the reservation.

Reservations are not canceled or refunded due to weather. Rain, heat, cold, wind, storms, or other weather conditions do not qualify for a refund.

If weather prevents your event from taking place or you choose not to use your reservation due to weather, no refund will be issued.

As a courtesy, Cypress River Oasis may offer a one-time reschedule to a mutually agreeable date, subject to availability.

Only Cypress River Oasis may determine whether weather conditions make the property unsafe for use. If management closes the property due to unsafe conditions, guests will be offered a one-time reschedule at no additional charge. No cash refunds will be issued.

• Only guests included in the reservation are permitted on the property. Open-invite parties, drop-ins, or unapproved visitors are not allowed.
• For the privacy and safety of the property, guests may not publicly post the venue address on social media or use the address for open invitations.
• Cypress River Oasis is located in a residential area. All guests are expected to respect the property, neighboring residents, and local noise ordinances.
• The individual making the reservation is responsible for the conduct of all guests and visitors during the event.

• All guests must vacate the property by the scheduled end time listed in the reservation agreement.
• Additional time must be approved in advance and may be subject to additional charges.
• Guests remaining on the property beyond their reserved time may be charged additional fees.
• Fighting, arguing, disorderly conduct, excessive shouting, loud music beyond permitted hours, or gathering outside the venue is strictly prohibited.
• Any violation of these policies may result in immediate removal from the property without refund.

The individual making the reservation accepts full responsibility for any damage caused by themselves or their guests during the reservation.

Any damage to the home, furnishings, appliances, pool, landscaping, equipment, or any other property belonging to Cypress River Oasis will be documented. Cypress River Oasis may collect photographs, videos, witness statements, repair estimates, invoices, or any other evidence necessary to determine the extent of the damage.

An invoice for the cost of repairs, replacement, cleaning, or restoration will be sent to the individual who made the reservation. The booking guest agrees to pay all reasonable costs associated with damages caused by themselves or their guests. Payment is due upon receipt of the invoice unless otherwise agreed in writing.

Guests use the property and its amenities at their own risk. Cypress River Oasis is not responsible for lost, stolen, or damaged personal belongings or for injuries occurring during the event, except where required by applicable law.

Cypress River Oasis reserves the right to refuse service or immediately terminate any reservation if guests violate these policies, engage in illegal activity, create unsafe conditions, damage property, exceed the approved guest count, or disturb neighboring properties. In such cases, no refund or credit will be issued.

By paying the required deposit or making a reservation, the Guest acknowledges that they have read, understood, and agree to abide by all Cypress River Oasis Booking, Cancellation & Refund Policies. The Guest further accepts financial responsibility for all charges, damages, additional guest fees, and policy violations arising from their reservation.
